Frequently Asked Questions

1. Residents can obtain gate pin numbers or gate remotes from the HOA management office. Please understand there is a 24 hour turnaround time. The cost for a new remote is $40. Batteries can be purchased from Battery's Plus in Sun City.

2. Clubhouse fobs can can be obtained at the TrueClub clubhouse management. Please visit the front desk inside the clubhouse to obtain a fob or call (813) 642-1103.

3. You must get approval to change or modify the exterior of your home. Residents, login to the resident portal, click on DOCUMENTS to find the ACC Application packet. All photos included in the ACC application must be in color. No black/white photos will be accepted.

4. Like most HOA communities, no street parking is allowed. 

5. The association has 2 CDD's. North of the traffic circle on Scuba Crest Street is held by Hidden Creek Community Development District. South of the traffic circle it is Southshore Bay Community Development District. These are handled by Breeze. 

6. The developer is Lennar and Metro Development Group.

7. Bulk cable/internet is provided via Spectrum as part of the HOA quarterly dues.

8. A Special Assessment has been approved by the board and due by 5/1/25.

9. Lease agreements may be for no less than 1 year.  

10. The lakes and Lagoon are managed by the CDD and not the HOA. 

11. Residents pay 4 assessments. 1) Medley quarterly HOA (Castle Group) 2) Clubhouse and amenities (True Club), 3) Southshore CDD and 4) Lagoon.
